Privacy policy

Short version: Your submission is anonymous. We aggregate it with hundreds of others to build neighbourhood benchmarks. We never share your name, email, address, or individual rent. Individual data is never sold.

What we do not collect

• Name, email address, phone number, or home address
• Account credentials (no account exists for renters)
• Cookies for advertising or cross-site tracking
• Anything identifying attached to your rent submission

What we collect when you submit rent data

When you submit your rent, we store:

• Neighbourhood
• Unit type (for example, 1 bedroom or 2 bedroom)
• Monthly rent amount
• Year you moved in
• Whether rent includes parking
• Whether rent includes utilities
• City (Ottawa, Toronto, or Vancouver)
• Timestamp of submission

None of these fields can identify you. There is no way to trace a submission back to a person.

What our hosting and analytics do process

Like every website, our hosting provider and Google Analytics process technical data such as your IP address and browser user agent in order to serve the page and count visits. We do not store that data ourselves and we never look up an individual visitor.

That technical data is never joined to a rent report. Reports are written separately and carry no visitor identifier, so there is no link between a page view and a rent someone shared.

To blunt automated flooding we keep a short-lived, in-memory count of how many reports have arrived from one network address in the last ten minutes. The address is hashed with a key that exists only while the server process runs, the count is never written to disk, and it is never attached to a report. It is deliberately loose, because a household, an apartment building and a university residence all share one address and we would rather accept their reports than block them.

Analytics events record which steps of the rent check people reach (for example: check started, submission completed, result shared) and the city. They never include your rent amount, address, or unit details.

Your answers do not travel in the page address. They are held in a short-lived, encrypted cookie that only our server can read, and the address carries nothing but an opaque id. A link you copy from the result page therefore contains no rent, no move-in year and no size, and neither does our hosting log or the referrer sent to any site you click through to. The cookie is cleared after 30 minutes.

We also cannot promise that identification is impossible, and we will not claim it. What we can say is what we do: we never ask for or store a name, an email address, a phone number or an exact address; we never attach a visitor identifier to a report; and we never publish a figure drawn from fewer than five reports. Someone who already knew a great deal about a specific home might still recognise it in a thin neighbourhood, and no anonymous dataset can rule that out.

How submitted data is used

Your report is combined with others and with public market data (CMHC, Rentals.ca) to produce neighbourhood-level rent benchmarks. Individual reports are never displayed publicly and never sold. Reports older than two years stop being used in comparisons, though they stay in the record of how many reports have been made. A rent well outside the range we can compare directly is held for review rather than added straight away; that is a data quality step, not a judgement that the report is false, and you are told when it happens.

Spam prevention

To keep the data clean, the form includes a hidden field that automated bots tend to fill in. Submissions that fill it are dropped. This check runs on our server and does not require any tracking on your device.

Third-party services

We use Supabase to store rent submissions. Data is stored on Supabase servers in accordance with their privacy policy. We do not share data with advertisers, data brokers, or any third party for marketing.

We do not use Google Fonts or any third-party font service. Fonts are loaded from your operating system.

We use Google Analytics 4 to count page visits and to see where people drop out of the rent check, so we can make it simpler. Advertising features, ad personalization and Google Signals are turned off. Google processes technical data including IP addresses on our behalf as described above; we see aggregate reports, not individuals.

Data retention

Rent submissions are kept for benchmark calculations. Submissions older than two years are excluded from active estimates but may remain in the database.
